Property for Sale in Phuket

you pay the same price as the supplier, no markup

Phuket B2C shows villas in Phuket that their owners sell rather than rent out: the price is for the whole property, in Thai baht. A foreigner can buy a condominium unit freehold within the building's foreign quota, but cannot own land, so villas are usually sold with the land on a long lease (leasehold) and the house freehold. Before buying, have an independent lawyer check the land title (chanote), the building permit and the history of the property. To see a property, send a "Request a Viewing" form: the manager arranges the time with the owner and sends extra photos and documents. No prepayment is taken on the site, the terms of the deal are agreed with the seller.

FAQ

Can a foreigner buy a villa in Phuket?+

Yes, but a foreigner cannot own the land. Usually the house is bought freehold and the land is taken on a long lease (leasehold), typically for 30 years, with the renewal terms written into the contract. A foreigner can buy a condominium unit freehold if the building still has room in its foreign quota. Have an independent lawyer check the purchase structure and documents before paying a deposit.

How does a property viewing work?+

Send the "Request a Viewing" form on the property page. The manager checks your dates, arranges a time with the owner and sends extra photos and the floor plan. The viewing is free, nothing is paid on the site, and if the property has already been sold we suggest similar options.

What costs are there on top of the property price?+

When the sale is registered at the Land Department, fees and taxes are paid: a transfer fee of 2% of the appraised value, plus specific business tax or stamp duty and the seller's withholding tax. The contract decides who pays what, and the transfer fee is often split in half. Add the lawyer's fee and the cost of transferring money from abroad, and get an exact estimate from a lawyer before paying a deposit.

Can a foreigner buy a condo in Phuket freehold?+

Yes, as long as the condominium's foreign quota is not used up: foreigners may own no more than 49% of the total floor area of the units in a building. The purchase money must be transferred from abroad in foreign currency, and the bank issues an FET form that you present at registration at the Land Department. If the quota is already full, a foreigner can only take a unit on leasehold for up to 30 years.

Can a leasehold in Phuket be extended beyond 30 years?+

Not with any guarantee. Thai law caps a registered lease at 30 years, and in 2025 the Thai Supreme Court confirmed that "30+30+30" clauses beyond the first term are void. An extension is only possible through a new agreement with the landowner and a new registration. A draft law on 99-year leases is being discussed but had not been passed at the time of publication, so value a villa on the basis of 30 years.

How do you check a chanote before buying property in Phuket?+

A lawyer does the check at the Land Department using a copy of the chanote (Nor Sor 4 Jor): they confirm the owner, the plot boundaries, encumbrances such as a mortgage, a servitude or someone else's lease, and the history of transfers. The building permit, legal road access to the plot and restrictions on hillsides and protected areas are checked separately. Properties where the land only has a Sor Kor 1 document are best avoided.

How much does it cost to buy a condo or villa in Phuket?+

Local agency estimates put the average condominium square metre in Phuket at about 130,000-150,000 THB, more near the west coast beaches. A 30-35 m² studio usually costs 4-5 million baht and a one-bedroom unit 6-9 million. Villas in the south of the island sell from roughly 5 million baht, in Bang Tao from 10 million. Villas with 3-4 bedrooms and a pool in our catalog cost around 20-25 million baht.

Does buying property in Phuket give you a visa or residence permit?+

No, owning a condo or villa does not by itself give you a visa or the right to live in Thailand permanently. For a long stay on the island you need a separate visa with its own requirements, such as a retirement, marriage or work visa. Lawyers from the "Visas & Lawyers" section can help you choose the right option and prepare the documents, and it is best to do this in parallel with the purchase rather than after you move.

Can I rent out a condo I bought in Phuket by the day?+

Under the Thai Hotel Act, renting for less than 30 days requires a hotel licence, which an ordinary condominium usually does not have, and many buildings ban daily rentals in their rules outright. Renting monthly or longer is legal, and rental income is taxable in Thailand. If the seller promises a guaranteed yield, have a lawyer check who will pay it and from what money.

How does booking work?+

Choose a service and item in the catalog, then pay the booking deposit online, by RU card or crypto. After payment, a manager will contact you to coordinate the address and details.

What is the deposit, and is it refundable?+

The deposit confirms your booking. If you decline the service on the spot, the deposit is refunded in full. If the deal goes ahead, the deposit is deducted from the total price.

What payment methods are available?+

The deposit can be paid by RU card via Robokassa or with cryptocurrency. The full price is paid on the spot, in cash or by card, directly to the supplier.

What language does support respond in?+

We reply in English on Telegram and WhatsApp. Average response time is up to 15 minutes during the day.

How many services are available on the site?+

More than 100 offers across 17 categories: bike, car, condo and villa rental, helicopters, yachts, tours, visa support, training, nannies and more.

Do you charge anything on top of the supplier’s price?+

No, you pay exactly the price listed by the supplier. Our services are free for the client: they’re paid for by the partner.

What if I can’t complete the booking online?+

Message us on Telegram or WhatsApp, or leave a request with your name and phone, and a manager will complete the booking manually.
