Condo Rental in Phuket: Wichit

Most listings in the catalog are rented for a month or longer, which is cheaper than a hotel for anyone staying on the island beyond a week. The exact minimum depends on the specific listing, check when booking.

Usually not: water and electricity are typically metered and paid separately, especially air conditioning. Confirm this before booking so there are no surprises at the end of the month.

Kathu has the largest number of listings and good transport access. Chalong is quieter, closer to the sea in the south, and popular with remote workers.

A studio or one-bedroom unit usually costs 13,000-20,000 THB a month, and the most affordable options in Phuket Town, Wichit and Kathu start at around 10,000 THB. Two bedrooms cost 26,000-55,000 THB, and sea-view apartments on the west coast start from 60,000 THB. Electricity and water are usually paid separately, which adds another 1,500-3,000 THB a month for a small unit.

It depends on the beach. In Patong, a one-bedroom within walking distance of the sea can be found for 15,000-30,000 THB a month, but it gets noisy at night. In Kata, Karon and Bang Tao prices are higher, usually 30,000-75,000 THB, but the complexes are newer and quieter. To save money, look at Kathu or Chalong: the beach is 10-20 minutes away by scooter and rent is noticeably lower.

For a 6-12 month contract, the market standard is a deposit of two months' rent plus the first month in advance. For 1-3 months, owners more often ask for one month up front and a deposit equal to one month's rent or a fixed sum. The deposit is returned after move-out once the unit and meters are checked, so write the amount and return deadline into the contract. It is separate from the 1,000 THB booking deposit on the site.

The state tariff is about 4 THB per kWh, but owners and building managers often charge 6-8 THB. A small unit with one or two air conditioners comes to 1,500-3,000 THB a month, and in the hot months, March to May, up to 3,000-5,000 THB. Water usually adds another 100-300 THB. Find out the rate before booking and photograph the meter on move-in day.

Yes. Under immigration law, the owner or manager must file a TM30 notification within 24 hours of a foreigner moving in. For this they will ask for a copy of your passport with the visa or entry stamp page. Get a copy of the receipt: you need it for visa extensions and the 90-day report, and without it you may run into difficulties at the immigration office.

Newer complexes usually have fiber, but building-wide Wi-Fi can be shared and slow at peak hours. Before booking, ask the owner for a speed test screenshot taken inside the unit itself. For a longer stay you can connect your own home plan for about 350-700 THB a month, and a mobile data plan with an unlimited package is a useful backup in case of outages.
